Mike Edwards, Top Blogger from DIY Doctor says if you want to sell your house, you’ve got to start thinking like a buyer. Here are his top tips to help you do just that.
A real stumbling block to selling your house often has very little to do with the house itself!
To get a property truly ready for selling and achieve the top price for it, you have to think like a buyer.
If you can summon the ability to step out of your close association with your home and view your property objectively you will see flaws and shortcomings that sometimes become invisible to us when we see them every day.
The kitchen is a focal point and potential show stopper for buyers. Pay this room a lot of attention.
The tiny grease splatters above the cooker splash back from breakfast this morning?.....I meant to wipe them when it happened but the phone rang and; well, I haven't noticed them since....
You can be sure a buyer will though! While those splatters are miniscule, and could be wiped off in a jiffy, in the buyer’s eyes it casts doubt on the cleanliness of the entire house. Unfair perhaps, but true.
Check the window ciills for dust, as well as the tops of jars, cooker hoods and other airborne grease or dust collecting surfaces
Storage is a huge factor when buying a home. We all have too much stuff!
Buyers will want to be nosey. Make sure you remove anything from any cupboard or shelf as it makes it look as if the kitchen can't cope with all the stuff you have. Every cupboard, drawer and shelf should look like it has enough room for at least two more items to reassure the buyer that there is plenty of room for their culinary possessions.
This approach applies to every room. Your home must look like it is easily big enough for you for them to surmise that it is big enough for them.
Look around at the walls. Is there anywhere where another cupboard might fit without looking cramped? Is there anywhere a shelf would look good, above the stairwell for example?
We are trying to show the potential for storage space here and if you can open up avenues for the buyer’s imagination you can take some of the hard work out of their decisions for them.

Do not overlook the loft. If you can make the loft easily accessible by clearing it out, buying and fitting a loft-ladder, then fitting at least some loft flooring, you will show your buyers a storage solutions that most home-owners prefer to keep a dark secret because it is inaccessible and full of junk. Kitchens are very busy places. The footfall in the kitchen and hallway usually exceeds that in all other rooms. This obviously has an impact on the floor covering. Your buyer will not want to move into a house if they perceive a lot of work is needed. They will have lots of plans of their own and will want to get on with them. If they think they will have to waste time putting faults right first, it will put them off. Think as they will and answer the following questions. Forget you are selling the house and pretend you are buying it......You will see a whole lot more!
- Are there any screw holes showing from where you have taken shelves or fittings down?
- Is everything that should be upright and level; actually upright and level? Curtail rails, tall units, shelves, fridge/freezer (a leaning unit or fridge raises questions about the floor) doors.
- Do the doors close properly and all locks work?
- Is the garden tidy with no hazards for any small children they may have?
- Is there any peeling paint or wallpaper anywhere?
- Are any taps dripping or evidence of past leaks (water stains)?
- Condensation on window ciills and other areas is often mistaken for damp so keep windows open as often as possible prior to visits to get all humid air out of the house.
- Are your paths level and even without weed or being overgrown by plants either side?
- Is your fencing and or decking clean and freshly painted or oiled?
- Are the windows clean?
- Are there finger marks around door and window handles?
- Is the top of the skirting wiped down?
Checking these few points will lead you to discover many others that you have simply not seen for ages and have just forgotten about. Get the best value from selling your home - Think like a buyer.
